Sai Kung Villa SKA :  Small House Policy does not cover villas in the New Territories.  Contents of ‘village house deed’and‘villa deed’ have a lot of differences like each floor of the villa has different height restrictions and most of them include covered garages and the majority if garden included they are in-deed type.   Usually villas are flexible / better in layout setting with more varieties in their designs and interior decorations thus tending to be more luxurious in relative.  Examples along Tai Mong Tsai Road we can see Floral Villa and CAPRI; closer to Sai Kung town there are The Mediterranean, Park Mediterranean, famous Marina Cove, Giverny, Habitat, Berkeley Bay Villa and Villa Royale.
